Taking The Guesswork Out Of Building Your New Home
You’ve found the lot. You’ve chosen your home design. You’ve signed the Purchase Agreement and obtained financing. Now what? In order to keep you in the know during every phase of your project, we have divided the process into three phases: Pre-Construction, Construction and Post-Construction.
Please note that no matter what some builders promise, building a quality new home can take at least six months. At Century Building Team, we’ll provide you with a schedule and a list of deadlines that will help us get your home built on time and on budget.
Pre-Construction:
Before construction begins, we will review your building plans, and identify the materials and finishes that you want us to use:
• Siding Colors
• Shingles
• Soffit-Facia
• Cabinet Pulls
• Stain Colors
• Window Color
• Interior Wall Cover
• Appliance Service
• Door Details.
During the pre-construction phase you will be making important decisions that you may have to live with for a long time. To ensure you get exactly what you want, we finalize all your selections in writing and in as much detail as necessary, to create clear, complete and accurate directions.
Construction:
This is the most exciting phase of the process. Your home will literally take shape before your eyes. The construction of your new home is divided into seven steps. After it’s completed, the work done during each step is inspected by our quality assurance team to make sure it meets or exceeds our rigorous standards of excellence.
The Seven Steps Are:
Site Work:
Includes clearing the land and digging out for the foundation
Foundation:
The foundation is the structure on which the rest of your house is built. Whether it is stone, concrete, steel, or wood; a basement, crawl space, pilings, or slab on grade, it needs to be strong and square and dry.
Framing:
Framing is when the basic structure is put into place. It can take a few weeks for a small house or up to several months for a larger one. At the end of this process, your home will have walls, windows and a roof.
Rough-ins:
This includes the plumbing, heating, air conditioning, lighting, security systems, television cable, entertainment systems, computer networks, exhaust fans, phone lines and fireplaces.
Interior Finishes:
Includes finishing the walls, installing the doors and trim, hanging the cabinets, installing hardwood floors, ceramic tile and paint. After painting, we install light fixtures, floor finishes (carpet, vinyl, etc.) counter tops, appliances, plumbing fixtures, mirrors, shower doors, security systems, door knobs, towel bars and toilet paper holders.
Exterior Finishes:
Exterior finishes such as stone, stucco, vinyl, aluminum, concrete or wood will be designed and installed at this time.
Landscaping:
Trees, grass, and walkways, will add the final touch and make your home complete.
Post-Construction:
During this phase we conduct further inspections to confirm all the changes, options and upgrades have been complete and that your home meets the quality standards detailed in the plans, specifications and warranty standards.
Finally, Century Building Team conducts a Homeowner Orientation that includes a detailed demonstration of your new home and information regarding its maintenance and upkeep.
After your home is completed, it’s time to relax and enjoy it.
But keep in mind that to make the most of your investment, you must actively maintain your home and all of its components. Rest assured that although your home was constructed with high quality materials and the labor of experienced craftsmen, factors such as normal wear and tear, climatic conditions, and the inherent characteristics of the various materials (such as wood) used in the building of your home make periodic maintenance a necessity.
In addition, a minor adjustment or repair that you do immediately may save a more serious, time consuming and costly repair later. You should also note that neglecting routine maintenance may void applicable limited-warranty coverage on all or part of your home.
